Today, the groundbreaking of Greater Houston’s and Howard Hughes’ first mass timber office building, One Bridgeland Green, located within the 70-acre Village Green at Bridgeland Central, introduces the first office development within Bridgeland Central, the emerging 925-acre urban district. The 49,000-square-foot, Class A office building demonstrates Howard Hughes’ commitment to innovation and sustainable design.

ABOUT THE STRUCTURE

One Bridgeland Green will be constructed using 1,700 cubic meters of Spruce-Pine-Fir, Dowel Laminated Timber (DLT) decking, and Cross Laminated Timber (CLT) shear walls. All are rapidly growing trees that are farmed in North American forests, which average a total growth rate of 320 cubic meters per minute. Additional materials include low-carbon concrete, and zinc cladding supplemented with renewable-energy and high-performance systems designed to reduce the overall carbon emissions associated with the lifecycle of the building.

Designed to meet Leadership in Energy and Environmental Design (LEED) Gold and Fitwel Certifications, One Bridgeland Green is expected to reduce annual energy usage by 25% and lower municipal water consumption by 80% based on building modeling and projected usage calculations. This is aided by a 10,000-gallon rainwater harvesting cistern which will recycle rainwater and HVAC condensate, coupled with the benefits of implementing native vegetation and using water-efficient fixtures. Technological advancements including electric vehicle charging stations and photovoltaic rooftop panels further incorporate renewable energy into the building’s programming.

Through the integration of floor-to-ceiling windows, breezeways and shaded porches, tenants will benefit from the integration of nature into the built environment. By selecting renewable materials and high-performance systems, One Bridgeland Green sets the standard for green building, reducing carbon emissions over the lifespan of the building and positively impacting the people that will work there.

Bridgeland Mass Timber Office

The mass timber office building will include a bicycle storage room and shower facility enabling people to bike or walk to work using Bridgeland’s vast trail system and will be equipped with electric vehicle charging stations.  

At the heart of Bridgeland and at the center of all four villages, Bridgeland Central will incorporate office, retail, restaurants, medical, hospitality, and residential offerings. A recent announcement of Chevron’s acquisition of 77 acres is another project signaling the growth of our community and its urban hub. As additional phases of development are introduced, residents will have access to all types of brands and opportunities for employment.

Once open, the Bridgeland Welcome Center and Howard Hughes’ Bridgeland team will relocate to One Bridgeland Green where it will support the anticipated growth over the coming decades. Additional leases will be announced in the coming months.
